We created a space where you can relax and enjoy a break from everyday life.
We discovered Schleiferei II in 2020 - a lost place, sadly abandoned and rundown. After a year of thought and exploration, our vision took form in the summer of 2021. We knew we wanted to create a place where people could retreat or connect, find peace and inspiration in nature or enjoy vigorous activities.
Our property is located directly on the Sieber River and therefore borders on the Siebertal nature reserve. That's why we've attached great importance to ensuring that native plants find a home in our garden and that we're making our contribution to preserving local biodiversity.
The fully fenced garden offers the opportunity to spend a lot of outdoor time together: a beautiful meadow, various garden furniture and a large sandpit invite children and adults to play and have fun. An outdoor seating area and several terraces also offer more private retreat options.
Through the new use, the historic buildings of Schleiferei Zwei were sustainably revitalized. The external appearance of the old building structure was preserved in its original form. The basis for the successful transformation from an industrial use to a holiday ensemble is the equal appreciation of aspects of modern architecture and historical monument protection.
The charm of the historic building can be felt everywhere: on the outside, massive walls and wooden windows with round arches and lattice bars characterize the building, while on the inside the original structures in the form of exposed screed, unplastered walls and exposed steel structures can be seen unchanged. In the interior design, true-to-original, heavy details contrast with modern, lighter furnishings. In the turbine hall, essential parts of the industrial monument can be experienced unchanged.
The first and most important aspect of sustainability is the fundamental decision to preserve the historical building structure: only by building in the existing structure were we able to significantly reduce the gray energy that would otherwise be generated on a large scale at Schleiferei II through demolition and new construction work.
Further aspects that have made Schleiferei Zwei a particularly sustainable building project include appropriate structural improvement through modern, KfW-compliant thermal insulation on facades, windows and doors, as well as the involvement of regional craft businesses in the structural implementation.
We were able to make additional contributions to sustainable architecture by supplying heat to the entire project with heat pumps and photovoltaics, by exclusively using green electricity and LED lights, by separating dirty water from rain water and by using water-saving fittings. The next addition is the implementation of a charging infrastructure for electric vehicles and bicycles.
When it comes to equipment and furnishing of the apartments, the ideas of recycling and upcycling were particularly successfully implemented. For us as architects and designers, this includes, for example, the renovation of design classics or the use of historical building materials to create individual furniture.
In operation and maintenance, waste separation and environmentally friendly cleaning products and soaps also contribute to a resource-saving approach to our natural resources.
